Aida,

These are great questions!

Facebook Marketplace/Oodle is a great way to market your property on Facebook. This is where people expect to be targeted for finding an apartment.

I recommend limiting the amount of 'push' marketing on Fan Pages to about 1 in 30 status updates, simply because fans will ignore (or Hide) your messages from their News Feeds.

Facebook has strict rules regarding contests, be very careful to read rules and regulations regarding contests before using Facebook to advertise. Additionally, never state you are partnering with Facebook in any way. For example: "Find us on Facebook" vs. "We've partnered with Facebook."

I hope this helps! Good luck on your Fan page!

I would add one more!! Make sure the landscape is attractive! If the landscape is poor, will new prospects even stop in? An inexpensive way to do this is talk to your current landscape providers and tell them your expectations. Possibly add some flower pots with plants that will last most of the year.

Increasing the curb appeal will greatly increase the chances of attracting new residents.

Good points. This article doesn't even mention one of the most important factors for using online payment services; tenants can now pay with credit cards. Not that this is a great financial decision, but it does allow people who are falling short on cash another option/payment method to cover rent and they incur the 3% (or so) fee.

Hello Debrina (and thanks Sharon for your comment):

This was the "renter from hell" and one of the most flagrant and egregious examples why background checks (credit, tenant and criminal histories) are beginning to be so necessary.
As to your recourse, the first that comes to mind is Small Claims Court. Usually if the total damages are less than around $5,000 you can file and represent yourself in Small Claims Court and ask the court for an award. They might have to garnish his wages or work out a repayment schedule but you should be compensated for all the damages.
My condolences for what you've been through, Debrina, and I sincerely hope you find a way to be remunerated for the damages and stress you've been put through. Please let me know how he works out and what you ended up doing so I can share it (without mentioning your name) and help other property managers avoid such a nightmare.
With Empathy, Marc
