3. Use the Pinterest ‘Pin It’ extension in your Google Chrome browser to pin on the fly!<br />
4. Add contributors to your boards to bring personality and distribute the responsibility.<br />
5. Don’t forget to “like” pins you may not want to repin.<br />
6. Tag other Pinterest users in comments by typing the @ symbol before their name.<br />
7. Add the $ symbol to the pin description to add a price to the banner of your photo.<br />
8. Download the Pinterest app to your smartphone to pin on-the-go around the community.<br />

This includes images, audio files, video’s and even PDFs. Anything you place online has a keyword title, meta tag and a clear description to influence search engines.</p>
<p>Once you’ve optimized your website, consider optimizing all of the content within your website. If it can be searched, it can be optimized. The goal is to improve your competitive advantage by increasing visibility within search engines. This will bring benefits such as recruiting, increased sales and lower customer support costs.</p>
<p>Start by creating all of your files with optimization in mind. Use keywords within the title to describe the contents within the file. Almost every file you create has a “properties” option.</p>
<p>Here’s are a couple examples.</p>
<p><strong>You have a new PDF to upload to your company website:<br />

<li>Instead of naming the file Brochure.pdf you could name it Downtown-Dallas-Pets-Welcome-Riverbend-Apartments.pdf</li>

Facebook search is linked to keywords within all public posts, profiles, pages, groups and applications but very few are utilizing this opportunity to increase their Facebook SEO (search engine optimization). Facebook, as a referring site, is a major source of traffic to websites. They strive to base results on relevance to the user, which is why they implemented Open Graph. The more information collected from external websites the more useful Facebook search will become.</p>
<p>The most important place to show up within Facebook search is the auto-complete box. The auto-complete box ranks the following pieces of information within a search first:</p>
<ul>
<li>Your name</li>
<li>Events you are invited to</li>
<li>Friends with keywords within their names</li>
<li>Second degree friends (friends of friends) with keywords within their names</li>
<li>Questions with keywords</li>
<li>Applications you’ve used</li>
<li>Groups you’ve joined</li>
<li>Pages you have liked</li>
<li>Pages related to your interests</li>
<li>Pages a friend likes, including number of friends that like the page and total likes of the page</li>
</ul>
<p>Here are six tips to help you reach the top eight results within the auto-complete box.</p>

<li>Pick your page name and vanity URL wisely. Pick something that adequately represents your brand and that will be easily remembered.</li>
<li>Use keywords in the “about” box and the “overview” section of the info tab. Completing these are very important because the information contained within the text is visible in Facebook search.</li>
<li><a title="Helpful Holiday Facebook Strategies for Property Managers" href="http://www.propertymanager.com/2010/12/helpful-holiday-facebook-campaign-strategies-property-management/" target="_self">Keep your Facebook content relevant</a> and fresh. Automatically feed new blog posts to your Facebook wall. Use keywords within status updates, links, photo’s, video’s, and notes.</li>
<li>Use a custom landing tab on your Facebook page to shape user experience, provide useful information, and implement a clear call to action to become a fan of the page. Utilize keywords within the text, images and links on these custom tabs.</li>
<li>Add the Like button to your website. It is one of the most important social sharing opportunities for driving visibility and linking. The more links to your Facebook page, the better your page will rank in search results.</li>
<li>Last, but most importantly, use the Open Graph API on your website to enable Facebook users to find your website within their search results. When you add Open Graph to your webpages, Facebook categorizes each page and customizes your listing within search results. This is the fastest way to appear closer to the top of Facebook’s search results today.</li>

<p>Not only should you utilize Facebook SEO tactics to increase web traffic and drive sales, but consider it an opportunity to protect your brand name on Facebook by appearing in the search results above fake pages or even ILS ads that frequently appear above a community name during search.</p>

<p><strong>How to Optimize for Search Engines?</strong><br />
The first step is to determine which keywords are the most popular when it comes to how a resident is searching for your community. Next, research where users are coming from when they visit your website and where did they go when they leave. For this, it is imperative that you have web analytics set up for your website (Google Analytics is a popular choice…and it&#8217;s free); without it you have no way of monitoring the website metrics that matter. By understanding keywords and user behavior, you can take advantage of this information to drive traffic to your website and improve search engine ranking.</p>
<p>HubSpot indicates that companies with a blog generate 55% more web visitors. This is because blogs with original content help improve SEO. Developing great content is the most common recommendation for improving search engine rankings. Every search online has an intended outcome: to find, learn, buy, fix, understand or solve. Content that addresses a user’s needs is the best possible way to improve search engine rankings.</p>
<p>Remember, content is not just blog posting. Content also includes white papers, videos, FAQ’s, and real-time updates on social networking sites. Content can be found on your <a title="Website Best Practices for Property Managers (Sept. 15 Webinar)" href="http://www.propertymanager.com/2009/09/website-best-practices-property-managers-webinar/" target="_self">property management website</a>, Internet Listing Sites, blogs, and social networks.</p>
<p><strong>Where Do You Find Good Content?</strong><br />
Rewrite content into different formats. The objective is to optimize each piece of content for multiple channels. <p>Repurpose and reorganize content you already have, and categorize it by keyword or concept. Improving content and services should be a priority, regardless of the type of website. If you create content that is primarily for your users, not search engines, you cannot go wrong. After you have an understanding of the type of content your users need, the next step is to start optimizing your site(s) for search engines. The most effective SEO tactics include keyword research, title tag optimization, competitive research, on page content optimization, link building, meta tag and description optimization, integration of social media, blogging, online press release distribution and utilizing an XML sitemap.</p>

			<content:encoded><![CDATA[<p>Our webinar on Wednesday 8/26 (<strong>5 Steps to Get More from Your Online Marketing)</strong> was a great success!  Thanks to Brent for co-hosting this event and to <a title="www.30lines.com" href="http://30lines.com/" target="_blank">Mike Whaling from 30Lines</a> for being so knowledgeable and fun to listen to. <p>Mike did such a great job – the average rating for the webinar was 4.3 out of 5. We didn&#8217;t have time to get to many of the questions so Mike took the time to answer many of the questions (see below) we didn&#8217;t get to in the webinar – in fact this is just Part 1&#8230;there are even more questions and answers we&#8217;ll post next week.  Thanks again to everyone for your participation!</p>

Even if the comments are untrue, responding to comments can show future readers that you&#8217;re listening and you&#8217;re trying to improve your business. ALWAYS BE PROFESSIONAL &#8230; take the high road, and avoid responding with any kind of personal attacks.</p>
<p><em><strong>Why would you type in staff names in Google?</strong> &#8211; David</em><br />
You never know where people may be having conversations about you or your brand online. When staff members are spending time building personal relationships with your residents, there&#8217;s a good chance that a resident may mention the person by name rather than naming the property itself. You may also want to plug in staff members to follow personal achievements or identify employees that may not be representing your organization appropriately away from the office.</p>
<p><em><strong>What was that link for Google Local?</strong> &#8211; Morgan</em><br />

<p><em><strong>Has anyone had any experience with 10ants?</strong> &#8211; Kathy</em><br />
<a title="10ants.com" href="http://10ants.com" target="_blank">10ants.com</a> is a website that allows apartment communities to set up a private social networking site for their residents. Other similar services you may want to look at include AptConnect, LifeAt, Ning, and CollectiveX.</p>
<p><em><strong>Can you tell us a little more about how to set up a property ad on Facebook? You mentioned that we should not develop the ad as a personal profile?</strong> &#8211; Suzanne<br />
</em>On Facebook, advertising, Business Pages and personal profiles are all different things.</p>
<ul>
<li>Advertising: For ads that will show up across certain parts of Facebook, you&#8217;ll want to buy ads at <a title="www.facebook.com/advertising" href="http://www.facebook.com/advertising" target="_blank">www.facebook.com/advertising</a>.</li>
<li> Business Pages: A business page is a public presence that enables you to share your business with Facebook users. Pages are very easy to create, yet they are very customizable – they are a very easy way to share information and send updates to customers and fans. To create a business page, start here: <a title="www.facebook.com/pages/create.php" href="http://www.facebook.com/pages/create.php" target="_blank">www.facebook.com/pages/create.php</a>.</li>
<li> Personal profiles: Personal profiles are the general accounts that everyone gets when they first sign up for a Facebook account. It is against the Facebook terms and conditions for businesses to use personal profiles for commercial use.</li>
</ul>
<p><em><strong>Are there websites that allow you to start a blog? Or do you have to create your own?</strong> &#8211; Michelle</em><br />
You can easily start your own blog with services like Blogger, WordPress.com, Posterous or Tumblr. All of these services are free. Sites like MySpace offer a blogging feature, or you can use the Notes feature in Facebook, although I wouldn&#8217;t recommend these for your primary blog.</p>
<p>For additional customization, I would recommend having a unique name for your blog (avoid blogspot.com) and I would use a service like <a title="WordPress.org" href="http://www.wordpress.org" target="_blank">WordPress.org</a>.</p>
<p><em><strong>What&#8217;s the advantage of only talking about the community and not the property itself?</strong> &#8211; Morgan</em><br />
Talking about the community helps in several ways. It helps expand your audience to people who may otherwise not have been aware of your community. It positions you as a resource for your residents, which they will appreciate. It also opens opportunities to connect with local business owners and influencers who can become advocates for your property.</p>
<p><em><strong>Can you give more specifics as to why the Facebook example violated Facebook terms? Also, do you have an example of a strong Facebook page for apartments?</strong> &#8211; Monica</em><br />
It is against the Facebook terms of service for businesses to use personal profiles for commercial use. If Facebook finds pages violating their terms like this, they will shut you down and you will lose all of your contacts. Additionally, business pages are opt-in for the user, which is better in the eyes of the law when considering Fair Housing issues.</p>
<p><em><strong>There are many good examples of properties doing a nice job with their Facebook pages, including Watervue Apartments and Studio Green at UD. What is the average cost, in TIME, for keeping up all these services?</strong> &#8211; Heather, Julia</em><br />
I don&#8217;t know that there is an average time in cost, but I would plan to spend 20-60 minutes a day building your web presence &#8230; maybe more at first. Focus on ways to save yourself time, either by automating parts of the process using tools like RSS, or by getting other staff members, residents and locals involved. Create a platform where people can share what they&#8217;re passionate about &#8212; you&#8217;ll find that others will be excited to help.</p>
<p><em><strong>Craigslist recently has allowed Vaultware links (real time availability), yet our ads started getting flagged after we added them. Any insights?</strong> &#8211; Kim</em><br />
You may want to try asking for feedback from the Craigslist help forums (<a title="Craigslist Help Forums" href="http://www.craigslist.org/about/help/" target="_blank">www.craigslist.org/about/help</a>), but be prepared for people who will use this as an opportunity to have some fun at your expense. Understanding the Craigslist terms and the expectations of the Craigslist user community will go a long way toward ensuring your ads stay up.</p>
<p><em><strong>How do I see tweets on Twitter from this seminar?</strong> &#8211; Morgan</em><br />
You can see any of the tweets from the webinar by searching for the hashtag #mfimktg (Twitter search link: <a title="www.bit.ly/dlA7o" href="http://www.bit.ly/dlA7o" target="_blank">www.bit.ly/dlA7o</a>).</p>
<p><em><strong>Do you see Facebook becoming a search engine?</strong> &#8211; Matt</em><br />
Yes and no. Facebook is certainly providing more tools to make business pages, personal status updates and other information more accessible via search. However, most users will continue to see Facebook as a platform for social interaction. Use the search function for business research and insights into real-time data, but also don&#8217;t forget about the interactions that will enable users to share your content with their networks of friends.</p>
<p><em><strong>What are the &#8220;not to do&#8217;s&#8221; with social media?</strong> &#8211; Jonathan</em></p>
<ul>
<li>Don&#8217;t start by promoting yourself. Think of social media like a cocktail party &#8211; you don&#8217;t walk into a party, introduce yourself and immediately go for the sale. You get to know people, have a conversation, learn their interests then find ways to help them.</li>
<li> Don&#8217;t be boring. No one will want to interact with you or share your information with their contacts if it&#8217;s not interesting.</li>
<li> Don&#8217;t ignore multimedia.</li>
</ul>
<p><em><strong>How can you make it easier to give feedback?</strong> &#8211; Mark</em><br />
Be accessible, and be approachable. Make it as easy as possible for your customers to find your phone number, your email or a contact form. As an example, online retailer Zappos.com puts their 24/7 customer service number at the top of every page on their website. You can also use feedback sites like Yelp.com, GetSatisfaction.com or UserVoice.com to encourage customer feedback and Q&amp;A &#8230; put links on your own website so your customers know where to go to provide feedback and reviews.</p>

			<content:encoded><![CDATA[<p>Chances are, if you’re in the property management business then you’ve advertised your business in the local phone book.</p>
<p>The problem is, people are flooding to online search to find businesses and services, all but assuring the printed telephone directory the same fate as the Long Jawed Mastodon. The good news is that you can adapt to these changes without traversing continents, changing your diet or growing a woolly coat.</p>
<p>The solution – online “local search.”</p>
<p>Local search allows <a title="Challenges and Solutions for Residential Property Managers – Part 1" href="http://www.propertymanager.com/2009/07/challenges-and-solutions-for-residential-property-managers-part1/">potential residents</a> and owners, for example, to submit a location-specific search to Google and get back a listing of local property management companies. The two search giants, Google and Yahoo, both offer free local search listings as does YELLOWPAGES.com. In a recent survey, an impressive 74% of search marketers found their experiments with local search to be effective. This will be especially true for residential property management companies because they service a geographically defined demographic.</p>
<p>Take five minutes and submit your business information to these three <strong>free</strong> local search services. It will drive qualified traffic to your website and increase the number of people who find your rental listings.</p>
<p><strong>1. Google Local Business Center</strong> (free)<br />
This tool enables you to control the content of your business listing as it appears in Google Search and Google Maps. But what makes this service so compelling is the <a title="Google LBC Reporting Dashboard" rel="nofollow" href="http://googleblog.blogspot.com/2009/06/local-business-center-dashboard-opens.html" target="_blank">reporting dashboard</a>. You&#8217;ll see the number of times your listing appeared, how many people clicked on it, what search words were used to find your listing and other statistics that shed light on how potential customers find you. Yahoo! Local offers three types of listings: Basic (free), Enhanced ($9.95/mo) and Featured (starts at $25/mo).<br />

Your business listing goes on their website as well as on their extended network, which includes sites like AOL and bing.com. They claim 125 million monthly searches which makes using their service a no-brainer. &#8220;Enhanced advertising products&#8221; are available, including the ability to upload a video.<br />

<p><strong>Super Useful Tips</strong></p>
<ul>
<li> Use many location-specific keywords on your website (ex. Santa Barbara Property Management).</li>
<li> Include your physical address somewhere on your website.</li>
<li> Install web analytics on your website to see which directories are sending visitors to your site. Google Analytics (<a title="Google Analytics" rel="nofollow" href="http://www.google.com/analytics/" target="_blank">www.google.com/analytics</a>) is free and easy to set up.  We will do another post on how to do this…watch for it!</li>
